Office furniture installation in shared amenities of luxury apartment buildings is rapidly becoming as competitive as the building itself. Items such as custom banquettes, lounge chairs, and a multi-piece sofa in a bowling alley, speakeasy, karaoke room, coffee bar, and podcast room needed to be received, delivered, and installed throughout the luxury apartment building in Jersey City, NJ. This was an extensive office furniture installation and commercial furniture project.
Custom furniture items are generally made to specific dimensions and thus require special planning in terms of how they will be delivered to a site and how individual items will be assembled within specific areas of a building. Our role was to bring the items to the building and put them in place throughout the amenity areas.
Custom Banquette Installation for Entertainment Areas
A Large Banquette for the Bowling Area
For the bowling amenity at The Club, Amaya banquette seating was supplied to approximate size 102″W x 62″D. Banquette seating is ideal for many entertainment environments, as it creates a center gathering area, as opposed to mere chairs.
Installers need to consider a route for a piece of this size from receipt of the piece to its installation in a property. The route through doorways, along corridors, and through lifts and round corners in a building all need to be considered. Special care is required in delivering and placing large commercial items in completed luxury properties with exposed walls, floors, and other architectural features that must be protected from damage.
Curved Seating for the Speakeasy
Installing Furniture Designed for a Specific Interior
The curved L-shaped banquette for the speakeasy was one of the many custom furnishings in the project. It is 154 inches long and 89 inches wide, making it a large piece of seating that creates a distinct social area in the room.
Special consideration is given to the location of curved and L-shaped seating and their dimensions in order to allow for adequate flow of residents through the seating area and around the space. As the seating is custom-made, these items are intended to go in a specific location of a room as opposed to a freestanding chair which can be relocated at a later date.
Our approach to these types of installations is to pay close attention to the alignment and final position of the furniture to create a natural part of the interior design.
Matching Banquettes for Two Karaoke Rooms
The new luxury apartment building features two separate karaoke rooms, one for men and one for women. The custom L-shaped banquette for each room is approximately 171 inches wide.
Both pieces are designed to serve similar purposes in different rooms. In Karaoke Room A, a banquette of approximately 171 by 90 inches was installed. In Karaoke Room B, a piece of similar purpose was installed and configured to fit the room dimensions of approximately 171 by 62 inches.
In amenity spaces like this where a number of people can congregate at once, built-in style seating serves a purpose, and, with a pre-determined layout, individual pieces can be placed to maximize seating and retain the purpose of the entertainment space.
Furnishing the Coffee Bar
Lounge Seating Creates a More Relaxed Shared Space
The coffee bar section of the project required a slightly different approach to the furniture than the large banquettes. For this section of the project, we created 8 custom lounge chairs approximately 30” wide and 37.5” deep.
Individual chairs enable residents to have flexible seating for casual conversations, for coffee breaks, or to retreat from their apartment. The chairs have been placed in a consistent manner within the allocated space to allow for free circulation around the chairs.
The coffee bar space received a large custom-made sofa, made in three pieces (approximately 46″, 97.5″, and 66.5″ wide each). While it is often easier to deliver large pieces in sections to fit in a commercial building, all sections must fit together properly in the space to complete the installation.
Adding Custom Seating to the Podcast Room
Napa Banquette was placed in the new podcast room. The piece measures approximately 92.5 inches wide x 93.75 inches long and provides an additional seating area for the specialized room.
Podcast rooms are a new amenity offered at many modern multifamily properties. Residents use common areas to pursue creative endeavors, work remotely, and interact with others through digital media. In order to experience the amenity well, the furniture in the podcast room must be comfortable.
From an installation perspective, the same principles apply regardless of the room’s purpose. Furniture must arrive safely, fit through the available access route, and be positioned according to the intended layout.
Why Receiving and Delivery Matter for Custom Furniture
We start working on your custom commercial furniture project even before it leaves our facility to go to its final location. Receiving and delivery of your large and unusual custom pieces must be accounted for and timed with the installation schedule.
For a project that includes custom banquettes, lounge chairs, and a multi-piece sofa, it is essential to know which pieces go in which rooms. Translating the correct furniture to the bowling area, speakeasy, karaoke rooms, coffee bar, and podcast rooms will allow for an efficient installation and minimize movement of the furniture within the property.
This type of coordination is particularly valuable for luxury apartment buildings with multiple amenity spaces being completed at the same time.

Frequently Asked Questions
Can professional installers handle custom banquettes and oversized commercial seating?
Yes. Custom banquettes and large seating pieces can be professionally received, delivered, positioned, and installed when the project is planned around product dimensions, building access, and the intended layout.
Why is building access important for custom furniture installation?
Larger pieces of furniture travel from the receiving area to their installed location. This may include passage through elevators, doorways, corridors, sharp turns, etc., and can vary from piece to piece.
Can commercial furniture installers furnish several amenity spaces in one project?
Yes. Furniture for multiple rooms can be part of a single project. It is helpful to identify which piece goes in which room so that delivery and installation can be done in a logical order.
Does office furniture installation include furniture for luxury apartment amenity areas?
Besides office spaces, commercial installers can work in many different environments. We service multifamily amenity spaces, entertainment rooms, lounges, coffee areas, and other shared commercial interiors that require the professional delivery and installation of furniture.
